Maintenance Requests
Maintenance requests are to be made using the above form or made directly to the office at 234-0741 during business hours of 8:30am - 5:00 pm Monday through Friday. If an emergency situation arises after hours, call 238-0741 for assistance.
Emergency maintenance service is considered only to be no heat, no water, or a loss of electricity to the unit. Any requests and services performed such as lock outs, clogged toilets, garbage disposal repairs etc. will be charged to you at a minimum of $35.00/hour.
Vacating Procedures
The security deposit will be returned within thirty (30) days after the expiration date of the lease. All keys must be returned to the office along with the forwarding address upon vacating.
Tenants must leave the apartments in clean condition upon vacating and must be checking in and out by the manager and carpets must be professionally cleaned. Check-in sheets (or damage reports) are provided to you at the time you check into the apartment. These forms must be completed, signed and returned to the Atlas Realty office within two (2) weeks upon occupancy. If we are not in receipt of your check-in sheet we will assume that the unit is in excellent condition and expect the unit to be left in that same condition when you vacate.
Rent Payments
Rent is due and payable the first business day of each month. There will be a minimum $50.00 late fee if payment is not received on the fifth day of the calendar month no later than 5:00 p.m. There are NO EXCEPTIONS.
EXAMPLE: If the first day of the month is on a Saturday, rent payments will be accepted on the following Monday as the first business day of the month. However, all rents must be paid in full by the fifth (5th) of that month, otherwise, there will be a late charge if payment is received on the sixth (6th) day of that month.
Electric bills are due within ten (10) days upon receipt of each bill. Payment received after ten (10) days will incur a $10.00 late fee.
